Converting a garage...help needed
- Jane G (15th May 2012 - 09:39:10)
I am looking for someone who can help with converting a bit of a detached garage into a usable room. The space already has a window and door so just needs some internal walls, flooring and ceiling put in.
Any suggestions of someone who could do this would be much appreciated
Thank you :-)

They can be contacted on 01420 474460 and Stuart is very good at making suggestions without making you feel pressurised!

Hi, I'm a local builder and would recommend talking to EHDC first as you almost definitely won't require planning, but you will need to satisfy the requirements for off street parking as you will be losing a parking space. The number of spaces required depends on the number of bedrooms you have. You should also have Building Regulations inspections

I would like to point out that there is certainly a change of use in the planning dept required when changing a garage into a room, please ensure you check this as building regulations are not enough.

Think there is a bit of confusion as to what constitutes a "change of use". Garage will still be part of residential dwelling ie. not change of use to a shop or restaurant, so should be ok without planning permission unless you are also extending the garage. Internal works only will not require planning permission unless the usual permitted development rights have been removed for the property.
Really useful tool available on the internet is the planning portal interactive house - click on all sorts of things on a detached or terraced house to find out whether planning or building regs might be required.

I have now checked the planning portal and in certain circumstances one does need permission, IE Conservation areas, and new build estates, eg the Hunters Chase Development behind the Royal Anmchor and Sainsburys/Barrett Homes developments. It is dependant on how new your house is or the conservation area. It is at least worth a phone call if you are unsure about restrictions and whether it applies to your house.
