moving to Liphook - Subsidence?

Hi all,

Hopefully someone might be able to help me. We have had an offer accepted on a house in Paddock Way, however the mortgage company has asked for a full Structural Survey to be done on the property.

Is anyone aware of subsidence in this area? Obviously, Paddock Road is quite near the river but just wondering if anyone might be able to shed some light on this.

Hi

Have lived near to PW for many years and never heard of subsidence. The only thing that i am aware of is that these houses and those in Tunbridge Crescent ( built by same company) were all built with no lintel above main large window in lounge. The window frame itself acted as the support.
several people had the misfortune for the outer skin of brickwork on the front/back of the house to fall down when replacing this window if the correct lintel was not installed first.
I doubt this has anything to do with it but its something to be aware of.

We live nearby and had no such request from our mortgage company when we bought last year.

Do not know Paddock way well but do not think it is very near to the river anyway? Other things can cause subsidence anyway and it can be particular to one house or group of houses, eg if a large tree has been cut down.

I should ask your mortgage company for their reasons for requiring a full structural survey. If they have no evidence of subsidence in the area it seems an unreasonable request.

I have not heard of subsidence being an issue in Liphook as it is built on greensand, but local areas may of course vary.

Hi all,

Many thanks for the comments - very helpful. It turns out that Natwest aren't insisting that we have to have a full structural survey after all (another one of their mistakes during the mortgage process!) so we are hoping that all goes according to plan and we will be Liphook residents in the next 3 weeks or so.
