So are all the estate agents in liphook hopeless or just the ones we dealing with... literally doing all their work for them and no one seems to have a clue whats going on?

How far have you got in the process? Once offer accepted pass everything through your solicitor or do it yourself as most charge about £25 for printing one piece of paper!!
