Planning regulations

I was just wondering if there is anyone that may be able to help me with advice about planning regulations.
A planning application has been submitted for two story (roughly a 6m tall) industrial unit up to the boundary line of my house.
I was wondering if there are any regulations to how close up to your boundary line they can go or how tall.
I’ve seen on a planning portal website (not east Hampshire) that is says a new industrial unit that: No development to come within 5m of the curtilage boundary and No new building to be higher than 5m, if within 10m of the curtilage boundary
I was just wondering if anyone could help me in explaining if this a planning requirement for an new industrial unit?

From your description of the dimensions etc. you have been reading the Planning Portal’s summary of Permitted Development (PD) rights. In short, PD rights grant planning permission for small/modest development without the need to apply for planning permission from the Local Planning Authority. PD rights for various uses/types of development are set nationally, and this is how many small household extensions/conservatories can be built without needing to apply for planning permission.
The fact that you suggest they have submitted a planning application seems to acknowledge that what they want to build falls outside of the scope of PD rights for industrial uses, hence the application. There is, in theory, no limit on what they can apply for planning permission for - height, scale, proximity to boundary, materials etc. but whether or not EHDC decide to grant planning permission is another matter entirely.
There may, however, be matters outside of the planning process (such as Party Wall) which affect how close they can build to your property.

Permitted development rights do not apply to building an industrial unit
