Beaver industrial estate planning

Anyone else got the planning letter about the proposed building of 2 industrial units on the beaver industrial estate? If so thoughts on it?

Yes we got it.

I think it’s better than an earlier proposal of storage containers and the categories of use don’t seem too bad.

As long as there are no night deliveries (Andrew Page’s are bad enough) then I guess it’ll be ok? Not looked in detail at the plans themselves as we live a bit further along.

Interesting to hear your thoughts. Looking at the plans it seems that the new units will be right up to the boundary line of the 3 bed end of terrace house. With the size of the units being over 6m in height this seems large to have on the boundary line of the house.

I have also received a letter regarding this application 22115/038 Two B1/B8 commercial units and associated yard and car parking.

I agree at a first glance the change compared to the storage units is better but looking further into the application I have some reservations. Previously there is an approved industrial unit planning on this site (planning application 22115/025). I feel there are a few issues with the new application. To highlight one in particular the previous agreed industrial unit planning in 2012 the use of the unit was restricted to 'B1 class which is Offices, research and development of products and processes, light industry' as these are appropriate in a residential area. This was set as a condition to protect the local residents. Therefore I feel the use of the units for 'B8 class Storage or distribution'. This would concern me especially with the increasing the number of lorries turning in to the industrial estate particularly due to the large size of the proposed unit and the beeping noise from these lorries reversing especially for homes living along the side of the industrial estate. There is not enough room on the plan for lorries to turn around near the proposed unit therefore they would need to reverse down.

Also interestingly when looking at previous planning for this site, in all agreed applications decisions they were required to retain of the current landscaping particularly a birch tree on the north western boundary, conveniently these trees were cut down in May before this new planning submission which is a shame that established trees have been taken down for this proposed industrial unit.
