! New planning notice - Haslemere road !

A new planning notice has been attached to a lamp post outside Longsdon, 46 Haslemere Road, Liphook. Unfortunately it is not very noticeable as it is not on the path side of the road, so no one will walk past it.

I doubt many people have seen it, therefore feel I should bring it to your attention as it will clearly affect the Haslemere Road / Liphook. To save you time, should you wish to go online to see details of the application go to www.easthants.gov.uk/.... and enter the reference number 38580/001.

I believe there are also details in the Parish Council office. If you wish to comment / object, this can also be done via the Easthants website or by post to the planning services, although time is short as these should be in by the 21st December. Ensure that you comment / object using planning issues, for example : local planning policies, the effect on the street and area, design, appearance and materials, traffic generation and safety, noise and disturbance (not from construction works), size layout and density of buildings, adequacy of parking, overlooking and loss of privacy, ground contamination etc...

Outline - 6 detached dwellings following demolition of existing dwelling. Location - just east of the pond and on southside of road.

I would urge all local residents to look at this planning application on the link given above.
The site plan shows that although the houses will be detached they will be really squeezed in. It could be said that this would be inappropriate as the surrounding dwellings are all in reasonable plots so it would be out of character.
I do feel sorry for the immediate neighbours!

We either need housing or we don't. We have people crying out for more housing - particularly family homes, as people born and bred in the village can't find anywhere to buy.

It is a tricky situation as if we agree that homes are needed - then they have to be located somewhere.......

This looks like quite a nice small development of detached family houses. I'd rather have more small developments like this on land already used for housing rather than the big sprawling developments that are planned for the countryside/fields of liphook. (Unfortunately looks like we'll have both though!).

I also notice on the plans that the proposed access road leads nicely into the (large) next door property/plot which is currently for sale!

I do not think that open market housing is ever reserved for local people? it is whoever offers the best price usually, and i do not think that even social housing is allocated in that way now, is it not based on a points system of need? do not think being local means much? House prices are affected by the mortgage interest rate and if it goes up, demand will go down

I've just been looking over these plans along with the objections on here and already deposited on the planning application. Some of the points of objection raised are completely unjustified.

1) The houses will be really squeezed in

Well, this partly depends on perception. But lets put things into focus here, Each property has an average ground level sq metre area of approx 62-63 sq metres, and a back garden space of 130m2 average. These are decent size 3 bedroom houses and far from crammed in next to each other

2) Neighbour privacy

Granted, this is an issue, but could easily be resolved by either keeping the existing tree line, or replacing it and increasing the height, for example, by planting 8m conifers

3) Hideous and naff design

The design is no different to houses in development across the country. However, I would suggest that existing dwelling character is taken into account regarding brick colour/render design, along with roof tiles and road colour/appearance. All things that can be easily rectified.

Point being, rather than just objecting over the development for mainly trivial reasons, why not encourage this type of development rather than the open sprawls currently in planning?

Hideous and naff design is just my opinion - but just because it's the same as elsewhere doesn't mean its any good.

On a more serious note - doesn't Liphook need more smaller homes rather than large, detached?

Good planning is great for communities, but bad planning should be challenged! There are some little developments within the centre of Liphook, that have improved areas and are therefore good for the village.
However, the current plan is too dense - 6 detached houses that are 3-4bedrooms. There is only one narrow road (drive) in and one car parking space on the drive. Any extra cars and those of visitors etc... will naturally park on the Haslemere Road. This section is on a bend so passing these cars would be risky.
If you feel that this issue may affect you please object to the planning.

I am a fair person and try and look at things objectively.....I would not say no planning but sensible balanced planning that keeps Liphook great! Perhaps turning the existing dwelling into 2 semi detached houses? Or personally with the new London market interested, if I owned the house I would give it some curb appeal and a bit of jazzing up and I think you\'d find it would sell no problem and for quite a good sum. Probably more than the land would be worth. Just a thought. But the current plan is definitely not acceptable all round and not good for Liphook.

Thank you for comments, not sure I will be planting 8m (26foot) high conifer hedging??? there are rules about that now. But it did make me smile.

liz - My point about what you said is it's easily changeable. Regarding smaller homes, I agree with you. Although recent studies have shown that 3 bedroom properties are the most in demand at present.

Also, yes there are rules regarding planting but new boundary planting is nothing new by any means, and I did say "for example". Actually, conifer boundaries and that height are accepted on numerous developments.

And regarding sensible, balanced planning, what's not balanced about it? The fact of too many houses, or the fact it's not keeping in line with the nice big ones along that side of the road?

Easily changeable but probably won't be. All designed to extract maximum value from the plot, by yet more developers no doubt who don't give a hoot about the long term future of Liphook.

Don't get me wrong, I am not aginst development and Liphook needs SOME more housing but the area seems to be a magnet for out of area developers pushing for a go-ahead before a neighbourhood plan is finalised. (For obvious reasons!)
