Development proposals for the Silent Garden

We have recently received a letter from a firm of Developers, DPP, who are acting for Cove Homes who own the Silent Garden site near the Church Centre.
They are displaying their proposals which include a plan for 110 housing units, at the Church Centre, on 22nd May, and will be present to hear feedback from local residents. This appears to be part of a consultation process before the plans are formally submitted.
Some initial questions spring to mind:
What is the status of the Silent Garden site (we thought it had been demoted down the priority list) and why are these plans have suddenly appeared now?
If the housing market is now in decline, surely the pressure for more houses now drops and timing of this is rather naive?
Is the parish council involved in the presentation in the same way that they were in the consultation over proposals to develop the Bohunt site?
How do the proposals interact with the South Downs National Park?
And, most importantly, how will the village infrastcuture (schools, doctors plus utilities and facilities such as drainage - which we all know are under considerable pressure)?

This sounds like another case of 'here we go again'...
Liphook currently has something attractive ie silent garden, open fields, unspoilt view etc, so some out of town developer wants to cram a few hundred housing units into it. I know I will be criticised for standing in the way of 'progress' here, but it would be good to understand:
* Whether there is a local need for this new estate
* Why it has to be in silent garden
* What additions are proposed to local infrastructure to cope with the new demands it will create
* What part of the local plan, if any, this forms
At least we have got a few days notice of the 'consultation' day this time - does anyone have any more details?

Agreed, but there is always going to be another case of 'here we go again'...
People get so worn down by the continued attack of 'over development' that in the end they just give up and hope it will all turn out OK in the end.
This is a huge amount of housing for Liphook to absorb.

yes and they are knocking down 2 gorgeous houses on Tower Road and putting up MORE flats. They did the same thing last year across the road! Why do we need this much new housing? The schools, roads and infra structure is at max capacity already surely!!!

Silent Garden!! - For how much longer??
This 'plot' has been earmarked for development for a number of years, the surprise is how many they propose to build.
The real trouble is that most posts highlight the lack of facilities, roads, schools etc - this just plays into the hands of the future proposals for Bohunt Manor. Keep highlighting your desires and Mr Cox (or his developers)will jump to attention and give you what you ask for - and could anyone blame him!
Perhaps this new development should provide some of the much needed facilities - and not just houses.
My opinions on developing Bohunt have been well aired here - but this site (silent Garden) has been residential and therefore some development will be allowed. How much will depend on public opposition, local council (if they can get themselves together) and EHDC.
I get the impression that this is going to follow the NIMBY attitude, when proposals to build elsewhere seems more acceptable than Liphook. Dont think you will be able to pass the build targets elsewhere - it wont happen!.
I wonder how many posters/readers live in the new estates which have shot up over the past 10 years - and is it fair for you to be here and not others?

Talking of more development - I heard last week that the old hospital site, where the retirement village is being built, are hoping to build at least 300 homes in total. Does anyone know if this is true or possible?

Sue, That's alarming; can I ask where you heard that? I notice the field next to Bramshot Place looks like what could only be described as a 'battlefield' now that the developer has bulldozed tons of Japanese Bindweed (apparently) over it!

I have to be careful here - this info came out of a conversation totally unconnected (sort of), I asked innocently 'how long are you to be there'. the answer was 'Could be up to 5 years'. That seemed a long time to build the 150 homes - The reply was ' it could be up to 300 in the end'
That is why I was asking if others had any notification or intention to extend.

Yes, they are very much limited to the original plan, which I hasten to add looks ok. Unfortunately most developers seem to presume a right to investigate developing adjoining fields, especially if they own them, which they do for Penally Farm which abuts their site.
I have also been informed today that the protected walled garden on site has been damaged ('destroyed' was the word used), and that lorries are now using the length of Hewshott Lane, in contravention of the terms of the planning permission. I intend to look into this, and as neither EHDC or HCC have acted on the bulldozing of the adjoining agricultural land I can see this site becoming a problem development if we are not careful.

This group are a bunch of cretins . They were responsible for some very dubious activity prior to the building and are now breaking the terms of their agreement. The relevant authorities should definitely be informed and these jokers fined or reprimanded.

If anyone suspects, and has evidence, that planning conditions have been broken then you need to contact the EHDC planning section at Penns Place to inform them and they will investigate the situation.

I have already been in contact with EHDC and HCC about the activity in the adjoining field, and am still awaiting a decision. If there is any evidence of planning breaches these will be passed on too.

when will anybody build anything that my children are likely to be able to afford? The current 'affordable housing' is laughable. It is shameful that many of the next generation have to move much further afield to have a chance of getting on the property ladder ( or finding a reasonably priced let). This leads to the fragmentation of the extended family, but hey!, why worry as long as the few incomers can have a a few spare bedrooms and a hot tub?
