Taylor Wimpey

We are looking at buying a new home locally, built by Taylor Wimpey... how have the Maple Park residents found their new homes?? Positives and Negatives appreciated. Was there any wriggle room on the price and how easy was it to get any extras??

I know there is a lot of bad press on them, but you often only see the negatives and not the positives. Any advice regarding them appreciated. Happy for the editor to pass on my email address. (If need be)

We've been here nearly two years and haven't had any major issues - most niggles were solved relatively quickly although sometimes they do need chasing.

Price-wise there was no negotiation on the advertised price, although we did take advantage of the part-exchange scheme and they gave us a very good price for our old property.

In terms of options then you do get some choices but they won't go off of their standard lists at all. If you're slightly too late then you may miss out on making some choices - we missed out on choosing our kitchen which means we have a work surface that we don't particularly like but it's a small niggle. On the plus side, as they'd already chosen some things, we didn't have to pay extra for those.

Build quality is generally what you'd expect for new build houses these days - not up to victorian standards for sure, but not horrendously bad. It helped that my father-in-law is an estate agent and has some surveying experience and so kept a close eye for us!

All in all we've been pretty happy!

Hi,
We brought on the maple park development and its been ok.

Positives
House externally looks great and the development is aesthetically pleasing.
They are very happy to do "Options" or as i call it extras but they can be expensive.
Garage is a great size that I can actually fit my car in it.
Master bedroom is a great size

Negatives
3 month delay on the build
We are still having problems with creaky floors and stairs and just the general finish of our house. We have been here for almost two years and still having issues.
If you report a problem later down the line they can take up to two months to send someone over.
Don't pay for them to put carpets in, go to liphook carpets. (better product for the money)
If I were to do it again I would pay for an independent snagging company to come in and draw up a snagging list.

We did not have any wiggle room on our price but I dont know about others.

We live on the Maple Park development and overall we're happy with it.

We did have quite a few snagging issues that are still being dealt with but to be honest it's to be expected in a new home and actually they're less annoying than issues we've experienced in older homes. We also lived in a new build which was built by a reputable building firm in Farnham and that had much much worse issues. Apart from a leak there were no major issues and the leak was dealt with quickly.

The houses seem decently built considering the reputation of new builds. They're fairly well sound proofed in and out, you don't hear much. The fittings aren't top quality but they've not broken yet so can't be too bad.

We often see contractors coming to keep the communal gardens tidy (obviously we pay for the service but it's good to see that the money is being used for upkeep) so the area is nicely kept.

Negatives are that the gardens aren't well thought out (would be nice not to have to keep the bins on the path) and that there's not enough parking for visitors (not helped that people with two have bought houses with only one space). Some bits of the development do get very congested with parked cars.

We did manage to get money off the price but it was done via the telephone sales team rather than the site sales team and took quite a lot of negotiating.

Hello, I honestly dont have a lot of positives to say about TW. I have had numerous problems with my home, big and small. I have been here 2 years and whilst I love my home it has been a bit of a nightmare. I have just discovered that my roof has not been properly done so cannot ventelate properly therefore I am getting damp patches on my ceiling. If I were to list all the issues I have experienced I would need hours to explain.

In fairness to them and I will say that TW have accepted responsibility for everything and have fixed all issues and will continue to fix all on going problems and have also paid me compensation as a gesture of goodwill.

I am not sure why I have been so unlucky, but I would just be mindful that their houses are affordable for a reason and that is where quality and service are not as good as I would like. But at the end of the day I love my home and I am happy with it.
