Maple Park

Hi,

My husband and I have just bought a property at the TW Maple Park development. We have been given a completion window of Aug/Sept.

Please does anyone have any advise of things we need to look into to ensure our move is smooth.

Also can anyone share their experience on how Snagging issues were dealt with (if any )

Hi there,

We've also bought at Maple Park and we have now been given August as our completion date. It was originally May/June!!!
All of our internal choices have been made and we now await our new home. We were also told that it shouldn't be delayed anymore, however, ours still isn't tiled on the roof......
Let's hope for a good few months of building. :-)

Congratulations, neighbours-to-be!

We had a few issues, but nothing terribly major (biggest thing was the heating temperature sensor making it come on all the time, but that was sorted within a week). We just flagged things up on the 7-day and 28-day visits and they came and sorted out within a week or two. We had some missing kitchen shelves and are still waiting for one more to turn up.

I think it depends how picky you are with your snagging, we decided not to be too bothered about the odd bit of paintwork, especially as they will come back and sort out settlement cracks and popped nails in a few months - and we have quite a few of those! They did say that if we gave them a couple of jam jars then they would give us some paint to do touch ups, as inevitably we have made our own odd mark here and there anyway. We've not got around to that yet.

Over all, we've been pretty happy with the whole process.

L, what reasons did they give for pushing back the completion window. I know our roof tiles are not yet up even though we had to do our option meeting first week in April on the assumption that roofing was going up end of April and all had to be ordered by then.

We have a long stop date of Sept in our contract so hopefully things shouldn\'t drag on too long. Plus the weather has been good.

Hi,

We signed up in Nov 2014 with a date of May/June. Apparently there was a problem with the roofing structures??!!?? MP denied any problems to begin with and then we said that we weren't happy with the date being pushed back to end June then to July and now August. They then told us the reason why: Roof structures.

It had better be August, or we will be homeless as our rent agreement will expire by then. Just seems a long time from Nov to August.
I'm also hoping the cabling will be done by the time we move in so we can get phone & broadband

I really hope so as well as our rent agreement also expires then.

We signed up in a March and we were not told about any problems with roof structures. However in April, we were told that there was an incident at another site when roofs were going up due to strong winds so they had been instructed to stop putting up roofs due to H&S concerns.

we also signed up in January and the constant delays are becoming a bit of a worry. However i did go and have a look on site today and I was pleased to see that roof tiles are now on. lets hope its all done by Aug.

Hi Dan,

Are the windows in yet. I believe those who were given the Aug/Sept completion window are Plots 53-62. (not sure)

We were told that that once windows and roofs are in then the house is water tight and they will be able to give better estimated completion dates.

The sales executives mentioned the plan is to complete the entire development by Dec so hopefully they will keep to that schedule.

I was up in Liphook yesterday and the windows are not in yet, neither are the roof tiles on the plots near the roundabout, which one of those is ours.
I will go up again soon to check :-)

The site that Wimpey are building your houses on was earmarked 20 years ago as the last brown field site in Liphook and should have only been developed as a business / retail park/ for employment. Over the years a couple of developers have tried to get it reversed for housing but it has been turned down. However Wimpey’s managed to get it passed with a clause that part of the site had to be developed as an employment site and they cannot complete more than 10 houses before they must start building the employment site. The clause also states they must cease building the houses when 10 have been completed if they haven’t started the business site. They have tried to get round it by getting permission for a nursing home to be built but it was turned down. Now I guess they are trying to come up with another plan to get round the clause and as yet Wimpey’s have not submitted any plans for the business site. All they have done is try to sell it which is not part of the contract. They committed themselves to building the business park.

I suggest you contact EHDC planning department and ask them for an update.
A lot of local residents are monitoring the development because as stated in the Parish Plan we are desperate for an employment site in Liphook and were very upset when Wimpey got permission for the 63 houses on that Brown Field site.
So this could be the reason they are dragging out the completion dates for your homes!!

Hi.

More than 10 houses have already completed. They are still working on the houses. We were aware of issues with the roofing. We were told only last weekend that they were waiting to hear about the residential home. Is that the application you're referring to?

Thanks a lot. I spoke to one of the sales executives last week was told that the roof tiling had begun. (not sure why we were told that when that was not the case)

Looking across from our house, the tiles on all of houses next to the roundabout are stacked on the roofs this morning. I imagine the tiling will be completed at least by the end of next week if not sooner!

Good to see that all the houses now have the roof tiles in place and the windows are slowly going in :-)

The tiles are now all on and the windows are going in. Plots 53 & 54 have had the scaffolding removed, but 53 is waiting for the bay windows to be put on, otherwise 53 looks to be not far off completion. I don't know about the the other end, but it did look like they were working from the ends inwards (so plots 62/61 probably not far behind 53/54, but I can't see them from my house!).

I don't know if everyone has their phone line and broadband yet, but our phone line was connected a week and a half ago and broadband enabled last week thank goodness!

Scaffolding coming down in the front row by the roundabout now, I think most if not all windows and doors are in. Some of the fencing gone and replaced with temporary barrier fencing. Flats in the middle have been roofed and scaffolding also being removed. Houses on the old sales office car park have ground floors and I guess first floors going on soon. Last row of houses backing onto the remaining development land look like they'll be getting roof trusses soon.

I might see if I can get a webcam sorted for you... ;)

Well I can't say it's been an easy process at all, but the house is finally ours. We've only been waiting since 1st Nov 2014, but we made it !

Hi Yemi,
You've probably engaged a solicitor but if not I'd advise you to do so. It's not cheap to do so but they should be able to clear the way and make life that bit easier. Hope the move goes well.
P.S. Are you a nurse at The Royal Surrey?
